How Much Is Your Home Worth?
Most calculators stop at principal and interest. In Texas, property taxes, MUD fees and insurance can add hundreds of dollars a month, so this one includes all of it: principal, interest, taxes, insurance, mortgage insurance and HOA dues.
Texas has no state income tax, so schools and counties rely on property taxes. Many newer neighborhoods also sit in a MUD (Municipal Utility District) that adds its own rate. Two homes at the same price can have very different payments.
Your homestead exemption starts the January after you move in, so your first tax bill is often higher than later ones. Lenders also collect a few months of taxes and insurance up front to start your escrow account.
Insurance costs in the Houston area have climbed, and flood coverage is separate from homeowners insurance. We learned about these costs on our own first home here, so we check them for every client before an offer.
This calculator gives estimates only. It is not a loan offer or a commitment to lend. Your actual payment depends on your lender, credit, the home's appraised value, the exact tax rates, and your insurance quotes. FHA figures use a 1.75% upfront premium added to the loan and a 0.55% yearly premium (0.50% with more than 5% down). VA figures use the 2026 funding fee, added to the loan.
