We know what moving here feels like

Patrina grew up in Montego Bay, Jamaica, moved to California as a kid, and came to Houston in 2009. She met Charles two days later. We remember learning this city from scratch, and we make sure our clients don't have to.

Relocation certified

Our brokerage holds the CIPS and MRP designations for international and military relocation, plus SRES for buyers 50 and over.

Drive times are estimates based on distance and typical Houston traffic, not live traffic. Real commutes depend on the exact address, route, tolls and time of day. Always test-drive your commute before you buy.

What would your monthly payment be?

Texas payments surprise people because taxes and insurance run higher than in most states. Plug in a price and see the real monthly number.

Houston-area tax rates run from about 1.5% to 3.9%. Newer master-planned communities are usually on the higher end. Every listing on HAR.com shows its exact rate, or ask us for it.

Estimates only, not a loan offer. The tax rate depends on the exact neighborhood, so use the rate from the listing. The homestead estimate assumes the $140,000 school exemption and starts after you file. Insurance varies a lot by home and flood zone, so get a quote. For your real numbers, talk with your lender, or ask us and we'll walk you through it.

Map of the Houston area showing the 610 Loop, Beltway 8, the Grand Parkway, suburbs, airports and stadiums

Yes, it's all Houston. No, it's not close.

Locals describe where they live by the rings around the city:

    • Inside the Loop (610): central Houston, Downtown, the Medical Center and older neighborhoods.
    • Beltway 8: the middle ring, where many established suburbs sit.
    • Grand Parkway (99): the outer ring, with newer master-planned communities. Its southern half is not built yet.

The same house can cost very different amounts each year

Texas has no state income tax, so property taxes do more of the work. Rates change from one neighborhood to the next, mostly because of the MUD (Municipal Utility District) tax in many newer communities.

    • Ask for the total tax rate on every home before you make an offer.
    • File your homestead exemption after you move in. It lowers your bill.
    • Check the flood zone and the seller's disclosure on every home.
    • Ask about HOA dues and what they cover.
