Texas costs that surprise sellers

You pay the buyer's title policy

In the Houston area, the seller usually pays for the buyer's owner's title insurance. The price is set by the state, so it's the same at every title company.

Property taxes are paid in arrears

Texas taxes for this year aren't due until January. At closing you credit the buyer for the part of the year you owned the home.

HOA paperwork costs money

The resale certificate the buyer needs can cost up to $375 in Texas, plus any transfer fees your HOA charges.

Estimates only. Owner's title premium uses the Texas Department of Insurance 2026 rates. Other typical Houston-area costs used: escrow fee half $350, deed and document preparation $200, tax certificates $60, lien release recording $50, new survey $550. Your title company's settlement statement shows your actual numbers. Payoff amounts include interest through the payoff date, so get a payoff statement from your lender.
