Straight answers from Patrina & Charles White of Sucré Realty to the questions buyers ask us most about Atascocita, Humble, Kingwood, Katy, Cypress and the rest of the Houston area.
A MUD (Municipal Utility District) is a local district that pays for water, sewer and drainage in many newer Houston-area neighborhoods. It shows up as part of your property tax rate, so two homes at the same price can have very different monthly payments. Many neighborhoods in Atascocita, Humble, Katy and Cypress have a MUD. We pull the full tax rate for every home before you write an offer so there are no surprises.
Texas has no state income tax, so property taxes are higher than in many states. The total rate depends on the county, school district, city and any MUD, and in many suburbs it lands somewhere around 2.5% to 3.5% of the appraised value each year. A homestead exemption lowers the taxable value on your primary home. We show you the exact rate and an estimated payment for each home you consider.
It depends on where you will work and what matters most. Atascocita, Humble and Kingwood offer established neighborhoods near Lake Houston and quick access to IAH. Katy and Cypress are popular for the Energy Corridor and west side jobs. Spring and The Woodlands work well for north side commutes. Our free relocation tools compare commutes, payments and taxes side by side.
Yes. Kingwood is served by Humble ISD, along with Atascocita and much of Humble. School boundaries can change, so always confirm the zoned schools for a specific address with the district before you buy. We help you check this for every home.
Yes. The builder and the home need to meet VA requirements, so it is important to confirm that early with your lender and the builder. We help VA buyers compare builders, communities and incentives and make sure the paperwork lines up before you commit.
Texas offers a full property tax exemption on the homestead of veterans with a 100% disability rating or individual unemployability from the VA, and partial exemptions for lower ratings. The exemption can make a large difference in your monthly payment. You apply through your county appraisal district, and we walk our veteran clients through the steps.
Some homes have an existing VA loan that a qualified buyer can take over, often at the seller's original interest rate. It can lower your payment, but you usually need to cover the difference between the loan balance and the price, and the lender must approve the assumption. We help you find assumable homes and run the numbers.
We strongly recommend it. The sales rep at the model home works for the builder. Your own agent reviews the contract, compares incentives between builders and looks out for your interests through closing. Bring us with you on your first visit, since many builders require your agent to be there or registered on the first visit.
Buyers commonly plan for roughly 2% to 6% of the purchase price for closing costs, plus prepaid items like insurance and property taxes. Your lender gives you an exact estimate. We also help you plan for your option fee, earnest money and appraisal so your full cash needs are clear up front.
Yes. We help relocating buyers with live video tours, neighborhood walkthroughs and detailed reports on each home. Many of our clients close using a mobile or online notary, so you can finish the purchase from where you live now.
Once you are under contract, most purchases close in about 30 to 45 days. New construction can take longer depending on the build stage. Getting pre-approved before you start touring speeds everything up.
