Our take

Why buyers are choosing Northeast Houston

Buyers usually come to Northeast Houston for a Houston address with suburban neighborhoods and a shorter drive to IAH. Summerwood and Lakeshore have lakes, trails and residents clubs, and both are zoned to Humble ISD. Fall Creek next door has two golf courses at the Golf Club of Houston. Prices in 77049, closer to Sheldon Lake, have run lower than in 77044 and 77396.

The trade-off is the tax bill. Many neighborhoods here sit in a MUD, and the combined rate in Summerwood runs roughly 2.8% to 3.3%. Charles and I learned about MUD fees the hard way on our first home here, because nobody warned us. So we pull the actual tax rate for every home before you write an offer, confirm the school zoning with the district, and check the flood history, since the Lake Houston area was hit hard by Hurricane Harvey in 2017 and some sections of Summerwood sit in the 100-year or 500-year floodplain.

What to check on any Northeast Houston home

Property taxes & MUD fees

Most neighborhoods here are in a MUD, and some are also inside City of Houston limits, which adds the city rate of $0.5191 per $100. In Summerwood, combined rates run roughly 2.8% to 3.3%. Two homes at the same price can have very different monthly payments, so we compare the real tax rate for each one before you decide.

Flood history & drainage

The Lake Houston area flooded badly during Hurricane Harvey in 2017, and some sections of Summerwood are in the 100-year or 500-year floodplain. We check the FEMA map, the seller's disclosure and the lot's elevation certificate before you write an offer.
