Huffman Homes for Sale & Local Guide

Huffman is an unincorporated community in northeast Harris County, on the east side of Lake Houston about 25 miles from downtown. It was mostly farms, timber and lake houses for decades, and now new construction is filling in along FM 2100 next to older lake neighborhoods and acreage. Charles and I work Huffman often, since it is just across the lake from our office in Northeast Houston. Here's what we tell buyers before they start touring.

Our take

Why buyers are choosing Huffman

Buyers usually come to Huffman for the lake, the land and a small school district. You can find a newer home in a subdivision like Woodland Lakes or Riviera Pines starting in the $200Ks, a lot near the water with access to a neighborhood boat ramp, or a custom home on an acre or more in The Commons of Lake Houston. Huffman ISD has just four campuses, so most kids in town go to the same middle and high school.

The trade-off is that the tax bill depends a lot on the subdivision. The Commons of Lake Houston has no MUD on the bill and ran about 1.6% total in 2023, while Woodland Lakes, a newer MUD community, ran about 3.1%. Charles and I learned about MUD fees the hard way on our first home, because nobody warned us. So we pull the actual tax rate for every home before you write an offer, confirm the school zoning with the district, and check the flood history, since homes near Luce Bayou took water in Imelda in 2019.

“Patrina was supportive, patient and reassuring throughout the long 8 month process.”

What to check on any Huffman home

Property taxes & MUD fees

Huffman tax rates range from about 1.6% in neighborhoods with no MUD to about 3.1% in newer MUD subdivisions like Woodland Lakes. Two homes at the same price can have very different monthly payments, so we compare the real tax rate for each one before you decide.

School zoning

Huffman ISD serves Huffman with Falcon Ridge Elementary, Huffman Elementary, Huffman Middle School and Hargrave High School. Elementary zoning differs by subdivision, so we confirm the zoned schools with the district for every home you consider.

Flood history & drainage

Luce Bayou flooded dozens of homes in the Lochshire neighborhood in Tropical Storm Imelda in 2019, and Houston Public Works reports the bayou can overflow onto nearby buildings starting in a 10-year storm. Homes near the lake and its creeks need a close look too. We check the FEMA map, the seller's disclosure and the lot's elevation before you write an offer.
